This is one thing that really bugs me, and I've got to get it off my chest here. A lot of people think that all Realtors do the same thing, so it doesn't really matter who you choose to list your home, but that couldn't be further from the truth. Whether you call me or not, I just think it's important for homeowners to know that they are always better served by a local Realtor than one from out-of-town.
Here are the Top 4 Reasons you should use a local Realtor to sell your home:
4) Better knowledge. I'm a local expert through experience, not because of online research. I get my information over a California burrito at Mi Pueblo Mexican Grill, or from strolling and shopping in downtown Statesville. I know what it's really like to live here. I know what the schools are like. I know what communities have the best sidewalks or cul-de-sacs for playing on summer nights. I know how far out is "too far" if you want a little land with all the conveniences of town or even high speed internet. I know the best place to get coffee is Lake Mountain Coffee Statesville…the best seat in the theater to watch a local performance, and even the best place to get tater tots or pizza.
3) Better connections. Since I live, work, and play here in Catawba and Iredell Counties, that means I also have hyper local connections. If your home needs a little work (like most do) to get it listed for top dollar, I can help you find the handyman, roofer, electrician, HVAC specialist, or plumber to help! I have a list of people we know and trust to do the very best job. Plus, I know all the local laws, municipal services, wells, septics, and other things that are common in rural homes. I can also help you make sense of city development projects, HOAs, zoning and bylaws, and any bureaucratic processes you encounter.
2) Better exposure. Local Realtors here have access to multiple listing services that out-of-town agents don't have access to use. We belong and have access to their MLS but they don't have access to ours. That means I know our market trends and theirs, but they don't know ours. On top of that, I am the only agent here in the greater Statesville area that uses a specific marketing strategy to ensure your home gets in front of tens of thousands of eyeballs! My average listing tour video gets more than 30,000 views. I spend a lot of time (and a lot of money) making sure my strategy will get the most exposure for your home.
1) Better service. And because I live here, I have more "skin in the game." I can't afford NOT to give you the best service and experience. Sure, out of town agents may get away with coming to your house one time and then showing up for closing...but wouldn't you expect more from your neighbor? I think so. My reputation is on the line. And because I live here in Statesville with you, what I do (or don't do) actually matters.

Mullets are BACK...and for the record, so are home inspections, seller credits, and price reductions. Let's be honest, the housing market is shifting just as quickly as fashion this year.
The reality is that, especially with higher interest rates, buyers have way more leverage to negotiate than they did just a few months ago!
Make sure to work with an experienced agent who can give you all the options -- from buying down rates to negotiating tactics -- to get the home you want.
Big picture? The house & the location are the only constants in real estate. If you can actually get the home you want here in Iredell & Catawba Counties, that's the biggest win of all.
